Building a new home is often something people only do once or twice in their lifetime. As a result, most people are understandably unsure whether they’re asking the right questions, particularly when they are deciding on a builder. 

At Bill Clark Homes, we feel it’s important for home buyers to have all the necessary information before they make a commitment. When you’re interviewing home builders, here are some of the questions we recommend asking.

How long have you been in business?

You may already know that Bill Clark Homes has been in business for over four decades. Of course, not every home builder is going to have that level of experience. However, you should find out how long a home builder has been around before committing to working with them. 

Newer builders may not have the experience or the established processes that more seasoned companies have perfected. Less established builders may also be more likely to have cash flow issues that could prolong the building process. Ask pointed questions, and make sure that the builder you choose deserves your trust.

Can you provide me with references from previous clients?

Every builder will tell you the reasons you should choose them. However, it’s always helpful to talk to someone who has been in your shoes. Ask builders for references. You can email or text references, but we recommend picking up the phone and having a conversation.

Ask about what it was like to work with that builder, and find out if they’ve had any problems with their new home. If they have had problems, did the builder help resolve them? Builders should not only build quality homes. They should also stand by them.

How will you communicate with me during the building process?

What happens after you decide to build? Find out how a builder will connect with you as your home is being built. Will you receive updates? How well does the builder guide you through the process?

When you reach the design stage, will the builder help you make the best choices? Do they have a design center, where you can see various products and finishes? For most home buyers, building a home is a new experience. Make sure your builder recognizes this and will help you navigate through each stage.

Do you offer a new home warranty?

At Bill Clark Homes, we back every new home with a one-year warranty to protect you from any defects in the material or workmanship. In addition, each new home is backed by an additional 10-year Bonded Builders Warranty Group warranty. 

Ask any home builder you are thinking about working with whether they provide a warranty. Be suspicious of builders who say they build right the first time so that you don’t need a warranty. 

Do you have a preferred lender?

Always ask home builders if they work with a preferred lender. While you never have to work with this lender, you may receive incentives for doing so. Find out about any incentives, and make sure you’re comfortable working with the lender if you choose to finance with them.
